1.What inspired you to pursue a career in property finance, and what led you to join Pluto Finance?

Coming from a farming background, property finance wasn’t something I had originally set out to pursue, unless you count calculating the ROI on a new forestry grading shed…

However, as I explored career options post-university, I was drawn to the intersection between banking and real estate, two dynamic sectors that offered the perfect blend of analytical thinking and tangible outcomes.

What really hooked me was the opportunity to work on underutilised or forgotten spaces and play a part in their transformation into something truly unique. There’s something incredibly rewarding about supporting entrepreneurs and developers in their vision for growth with a positive end product for society as a whole.

Pluto in particular stood out straight away — quick to move, ambitious, collaborative, and known for building long-term relationships by performing on complex transactions in tight timeframes. Add in the opportunity to work closely with senior leaders sealed it for me.

2.How does Pluto Finance differentiate itself from other lenders in the bridging and development finance sector?

Pluto has always prioritised relationships over one-off transactions. We’re not just here to lend, we’re here to partner. That forward-looking approach means we can be both competitive and flexible in how we underwrite deals.

We’re not weighed down by excessive red tape, which allows us to take a commercial view when others can’t. That agility means we can respond quickly to opportunities.

Another key strength is our versatility—we’re active across a wide range of asset classes, which gives us a broader perspective and the ability to support clients through various stages of their investment lifecycle.

3.What do you think are the biggest opportunities for developers in the UK property market over the next few years?

There’s a real window of opportunity opening as rates begin to stabilise and access to finance becomes less onerous. Institutional capital is flowing into real estate credit at scale, creating more flexible funding avenues than we’ve seen over the past three years.

On the macro side, we’re also seeing fund distributions shift further into real assets, as investors seek to diversify fund weightings away from the turbulent equities market. This presents significant opportunity for both those repositioning and those looking to raise capital across the stack for value creation in the sector.

4.What’s one piece of advice you’d give to brokers and developers seeking funding in the current market?

Know your exit strategy inside out. In today’s environment, that understanding has never been more important, real estate metrics across the board are turbulent, particularly as we’re starting to see some macro aftershocks following the last few months of chaos! An attractive proposal is strengthened by rigorous-but-fair downside analysis.

The most effective sponsors and brokers are those who lay strong foundations early. Start relationships on the best possible foot, come prepared, be transparent, and you’ll unlock better terms, faster processes, and long-term partnerships.

5.What’s something most people don’t know about Pluto Finance that you wish they did?

Despite our size and growth, Pluto remains incredibly agile. Our lean structure and dynamic decision-making process mean we offer consistently high service across all deal types and facility sizes. That’s rare in a lender of our scale, and it’s something we’re very proud of.

6.If you were not working in specialist finance, what would you be doing?

Probably skiing and living peripatetically!

7.If you could host a dinner party with three famous figures (past or present), who would they be and why?

Sean Lock – For the dry wit.

James Hunt – A racing legend with a rockstar lifestyle, I’m sure he’d have stories to tell…

Tenzing Norgay –An unsung mountaineering hero with incredible resilience and perspective.

Carefree Chelsea!
