€57m stabilisation investment loan to refinance three Industrial Assets in Berlin

Pluto Finance expands into German market with €93m loan financing

Includes €57m refinancing of Valor and QuadReal’s Berlin lastmile logistics portfolio-

June 2026 – Pluto Finance (“Pluto”), a specialist pan-European real estate lender, has completed €93m of lending across two transactions in Germany through its £2 billion strategic partnership with Blackstone Real Estate Debt Strategies (“BREDS”), marking the partnership’s first deployment in the German market.

The financings comprise a €57m facility secured against three last-mile logistics assets in Berlin, sponsored by Valor Real Estate Partners and QuadReal Property Group (QuadReal), a global real estate investment, development and operating company. The assets are well positioned to benefit from robust occupier demand for urban logistics space in one of Germany’s strongest performing cities, and form part of Valor’s wider 15-asset, 222,301 sqm German infill portfolio.

The Pluto Finance and BREDS partnership has also provided a facility of €36m  secured against an in-town, grocery-anchored and convenience-led retail centre in Hamburg. The centre is well-located within an established residential district, with complementary uses on site including residential accommodation and a nursery.

The loans highlight the partnership’s strategy of providing flexible, institutional-grade private credit solutions to real estate owners and investors across core European markets, while reflecting growing demand for private real estate debt in continental Europe as borrowers seek capital to support high‑quality assets across sectors.
