Pluto Finance has completed a £5m development facility to support the delivery of 32 new light industrial units in Weston-Super-Mare.
This is a speculative scheme with no pre-sales or pre-lets, backing an experienced commercial developer in a location where demand for this type of space continues to grow. The site sits within the Weston Business Quarter and the Junction 21 Enterprise Area, an area attracting technology, logistics and light industrial occupiers.
This was our first transaction with the borrower and we are pleased to be building a new relationship. It was also great to work again with trusted partners, including Jeff Durant at Otium Partners, alongside Danielle Fewtrell at Brecher, Jack Nowicki at Dalbergia and David Harrison at Knight Frank.
A big thank you to Pluto Finance Associate Alfie Idiens for managing the execution side and driving the loan through to completion.
Across the South West, availability of high-quality industrial space remains tight, particularly for small and mid-sized units. At the same time, demand is being driven by continued growth in e-commerce, supply chain evolution and regional business expansion. Well-located schemes like this are an important part of meeting that demand and supporting local economies.
Lending Director for the South West Jonathan Scott commented: “Speculative development requires confidence in both the sponsor and the market. In this case, we are backing a proven developer in a location where we see strong occupier demand. We are pleased to complete our first deal together and look forward to working closely going forward.”
We look forward to seeing the development progress and continuing to support similar opportunities across the UK.
